Most hotel and compound gyms in Egypt are underbuilt. A few treadmills, a sad multi-station home gym, a rack of mismatched dumbbells — it satisfies a building code requirement but doesn't attract guests, justify membership fees, or feel like a real gym. Done properly, a 100-200 sqm fitness facility is one of the highest-return amenities a hotel or compound can offer: drives bookings, justifies higher rates, retains corporate tenants.

Define Your Facility Type

Different facility types need different equipment mixes:

  • Boutique hotel (under 100 rooms): 50-80 sqm, basic cardio + light strength. Goal: meet expectations, not stand out.

What Hotels and Compounds Get Wrong

  1. Over-investing in cardio, under-investing in strength. Cardio machines are visible but strength gets more daily use per machine. Allocate 25-35% to selectorized strength.
  2. Skipping the dumbbell range. A dumbbell set that only goes to 15 kg makes serious lifters take their workout elsewhere. Go to at least 30 kg.
  3. Choosing brand by name recognition alone. Technogym is exceptional but expensive. Life Fitness, Precor, and Hammer Strength are equally durable at a lower price point. Mix-and-match per category is fine.
  4. No maintenance plan. Hotel equipment is in heavy daily use. Plan a service contract (typically 3-5% of equipment value annually) or accept breakdowns.
  5. Bad layout. Cardio facing a wall is boring — face mirrors or windows. Selectorized in rows with 80 cm walkways between. Free-weight zone separate from cardio to avoid traffic conflicts.
